Where is Brickell, Miami?

Brickell is Miami’s fastest growing urban neighborhood, directly south of Downtown Miami and the Miami River. It is bordered by I-95 to the west, Biscayne Bay to the East, and 25th Rd to the south.

History of Brickell Miami

Historically, Brickell was inhabited by the Tequesta Indian tribe, who settled there for its proximity to the river and bay. In the mid-19th century, early pioneers including William and Mary Brickell (hence Brickell’s namesake) settled in Brickell and sparked its rapid development. With its main street lined by luxurious mansions, Brickell Avenue became known as “Millionaire’s Row.”

In the 1970s, office towers, hotels, and apartments began popping up as Miami’s central business district Downtown seemed to be shifting toward the south. Today you will see these skyscrapers all over Brickell, lining the streets. Now, Brickell is known as South Florida’s major financial district, with banks and office towers highly concentrated on Brickell Ave.

In Brickell you will find mostly high-rise condo complexes and apartment buildings. Some older buildings from the ‘80s remain on the south section of Brickell Ave, but most buildings in Brickell were completed in the mid 2000s to 2010s.

South Brickell

The older buildings such as Brickell Bay Club, Bristol Tower, and Imperial at Brickell sit right on Biscayne Bay. These homes are surrounded by lush greenery and are a short walk from the Key Biscayne Bridge aka the Rickenbacker Causeway. This area is mostly residential but still has that sought-after city feel with the center of Brickell being just a few blocks north.

Affordable Brickell Real Estate

You’ll find buildings from the mid-2000s like Axis, Latitude on the River and 500 Brickell scattered around Brickell’s core. These buildings, while still luxurious, offer young professionals and families a more affordable lifestyle. One-bedrooms starting in the $200ks give people a taste of luxury without breaking the bank. If you’re moving here from another major metropolitan area like New York, these buildings are a steal with way more space, yet at a fraction of the cost.

New Developments in Brickell

Some of Brickell’s newest buildings are also the most luxurious, with swanky lobbies, private elevators, and mind-blowing penthouses. Brickell City Centre, built in 2017, has 2 residential towers called Reach and Rise. Living in these coveted spots puts you literally steps away from Brickell’s epicenter for shopping. Right next door is SLS Lux known to attract celebrity visitors. Not only is SLS Lux one of Brickell’s hottest hotels, but there is also a residential tower in which people can own condos. And we can’t forget Brickell Flatiron, one of Brickell’s most highly anticipated projects, which was finally finished in 2019. Its triplex penthouse, which sold for $13.2M, set the record as Brickell’s highest condo sale.

If the condo life isn’t for you, Brickell does offer some single-family homes & townhouses along S Miami Ave that are still close to Brickell’s core. Additionally, the adjacent neighborhood called “The Roads” has that suburban, residential feel while still being walking distance from Brickell.


Brickell Lifestyle

The Brickell lifestyle is envied by other Miamians for its posh reputation, extreme walkability, renowned restaurants, and exciting nightlife. It is an urban area perfect for those who crave the city life but love the idea of a smaller, more manageable city.

Brickell Demographics

Brickell is a younger-skewed area, with a median age in the mid-30s. Many young professionals who live in Brickell also work there or close by in Downtown. These millennials are becoming established in their careers and may be single or have a spouse or family. Brickell offers the perfect mix of what potential Brickellites are looking for in a home – it’s close to work, close to nightlife, and there are so many outdoor places to hang out with friends and family.

In recent years, many families have also relocated to Brickell. Formerly, Brickell was not known as a family-oriented neighborhood, but with organizations like The Brickell Scoop, Brickell Homeowners Association, and Brickell Soul advocating for the community, Brickell has become a much friendlier place.

It’s hard to believe that only in a couple square miles, Brickell has almost 200 restaurants, bars, and cafes! No matter what types of food, mood, or ambiance you’re looking for, Brickell probably has it.

Locals love brunching by the river at American Social or overlooking the bay at Crazy About You. For a different kind of view, try Sugar, an outdoor, rooftop restaurant & bar on the 40th floor of East Hotel in Brickell City Centre. If you’re looking to grab a coffee with coworkers, there are a number of cafes like Pasion del Cielo or Puroast that offer the perfect ambiance to whip out your laptop. And when the week is over, Brickellites let loose at a number of dinner parties like El Tucan and Marion, or clubs like La V.

Brickell Hotels

Thanks to hot new hotels such as SLS Lux Brickell, W Miami, and East, Miami, many visitors are opting to visit this neighborhood. There is also Mandarin Oriental, Miami; the first luxury property in the neighborhood. On the days you just want to chill, Brickell has the spots to do just that. Window shop at Brickell City Centre, Brickell’s 5 million square foot mixed-use development, lounge with a beer in hand at the new Riverside, or bring the family to Brickell Soul by the bay where food trucks & community programming come together to create the perfect spot for families to gather.

Exercise in Brickell

While most buildings have their own private gyms, there are a number of other ways to get exercise in Brickell. If you love going to the gym, but the one in your building just doesn’t cut it, sign up for Equinox, LA Fitness, or one of the more niche gyms like CKO Kickboxing, Sweat440 for HIIT, or Redbike Cycling.

Beyond the gym, Brickell offers many other ways to exercise while getting some fresh air. Run the Rickenbacker Causeway or the Brickell Key loop for views that will take your breath away. Southside park also offers a public basketball court for those who like to hoop, and there are even some soccer cages available to rent out. Or, for that gym feel with an outdoor environment, exercise on the outdoor equipment in Icon Park or “Beat the Gym” with outdoor fitness classes at Brickell Soul.

The Underline

Finally, the highly anticipated Underline has opened. If you’ve been to the Highline in New York, you already have an idea of this concept. A 10-mile linear park will stretch under the Miami Metrorail all the way from Brickell to South Dade offering bike trails, nature, fitness, and community programming. This attraction will strengthen Brickell’s economy and utilize a space that was previously overlooked.

Brickell’s growth shows no signs of stopping, with a myriad of projects scheduled to be completed in the early 2020s. Brickell is changing day by day, and now is the perfect time to make Brickell your home while there are still many available properties!
